Underpass ParkThis past weekend, my curiosity got the better of me as wandered around the River City neighbourhood …and in particular, Underpass Park!

I was killing some time in between appointments and trying to find away to snap some pictures of the Don River Park from atop the Adelaide E Bridge.  Sadly, I didn’t have much luck as Cole Haans aren’t the most practical shoes for fence jumping or bridge scaling. Although… I was successful in finding a nice little place to park for free (something that’s getting harder and harder in Toronto).  With my car tucked away, I had juuust enough time to snap a few photos of the changes under the bridge!

Underpass ParkConstruction started about 6 months ago on the dreary and dark space under the bridge. Once complete, Underpass Park will be the most extensive park to ever be built under an overpass in Canada. Don River Park
After spending a week in sunny Varadero,  the end of vacation and the start of work officially commenced with an update letter from the River City team!

The letter was sent out to all the purchasers and their Realtors in an effort to keep us up to date with progress on this changing part of Toronto.   To summarize the changes thus far:

- Commencing construction of Underpass Park, which saw work start in late November;
- Installing “silva cells” for the boulevard trees on Mill Street and elsewhere in the West Don Lands;
- Installing sanitary and storm sewers and watermains on Bayview Avenue;
- Continuing work on Don River Park, including a pavilion and park steps which are an integral feature of the park’s design that will enable visitors to easily navigate and take full advantage of the park’s
unique contours, elevations, walkways and boardwalks; and finally
- Prequalifying teams to design, build and finance the development of the section of the West Don Lands that will be home to the Toronto 2015 Pan Am Athlete’s Village.
The letter also went on to say “As for River City itself, we are now ready to proceed with construction as the technical drawings have been completed and trade tendering is now underway. Waterfront Toronto had advised us that the site preparatory work that needs to be done prior to our getting access to the site will be completed this spring, allowing us to begin construction in June. On this basis, we are confident that we will be able to deliver your new home to you within the time frame of our Agreements.”  Great news for purchasers excited about making the move!
As many may already know, another 3 phases are scheduled to launch with phase 2 rumored to be coming soon! Phase one is well over 80% sold but still has some great layouts remaining.  As an incentive to those interested in Phase 1, River City is offering an attractive 10% down payment (5% in 30 days and 5% in 150 days) followed by a final 5% on occupancy! On a recent visit to the River City Sales Centre, I noticed something different about the street… the old commercial buildings that once stood on the North side of Eastern Ave were gone!

The demolition of the buildings was to make way for Underpass Park, the most extensive park to ever be built under an overpass in Canada, and the first in Toronto.  The Park will cover approximatily 2.5 acres under and around the Eastern Avenue overpasses.  I had thought the park would be much smaller, but after seeing the work being done, it’s much more clear of how far the public space will stretch!

According to the Waterfront Toronto website:

“Designed by renowned landscape architects Phillips Farevaag Smallenberg in association with The Planning Partnership, Underpass Park embodies design excellence and is the epitome of innovative urban park design.  The design creates a socially-engaging park for community members of all ages and abilities by incorporating public art, recreational space, playful climbing structures and play areas, flexible community space, community gardens, and public gathering places.”

Best Building Design - River City

And the award for Best Building Design goes to……….*drumroll*

RIVER CITY!!!

Congratulations to all that have been involved in making the project so special.  And even bigger congratulations goes to the purchasers who now live in the best designed building according to BILD (Building Industry and Land Development)

The first phase is over 70% sold with a variety of layouts still available.  Designed by Saucier + Perrotte, River City will be a four phased community of over 900 loft-style condominiums and townhouses, together with street level restaurants, cafes and boutiques!  I’ve been covering the project extensively since it first launched back in 2009 and will continue to as the West Don Lands transform into one of downtown Toronto’s newest neighbourhoods!

Check out the progress at the Don River Park…what is no more than piles of dirt will soon be a 17 acre park in the West Don Lands part of the City (which is actually the East side of the City. Confusing, I know!).

In this video update, I take a look at the early evolution of the Don River Park. Once complete, the green space will link residents of River City to the future site of the Pan Am Village. See for yourself in the video above!

River City announced the start of Underpass Park earlier in the week.  The public space will be located under and around the Eastern Ave overpass.  It will be the biggest park ever to be built under a bridge in Canada.  The Underpass Park is scheduled to open in spring 2011 and will we a welcomed addition to the future residents of River City!

Yesterday I took to the streets of Trinity and Eastern to show exactly what the area has to offer…incase you missed it, check it out here! Today I’m taking it a step closer to home and looking at the features Trinity Lofts will offer. The 8 story building (shown above) will have a total of 81 lofts plus 2 town homes. Similar to SYNC and 2 Gladstone, units will be 9ft high with exposed concrete ceilings (except areas with bulkheads, as required to accommodate architectural, structural, mechanical or OBC conditions). Floors will be pre-finished engineered hardwood throughout, except for tiled area as per plan.

Expect contemporary kitchens with granite or quartz countertops, under cabinet lighting, porcelain subway tile backsplash with an under mount sink! They’ve stayed away from the frivolous amenities and kept it simple with an equipped exercise room, furnished terrace with shared BBQ, dog wash room, a bike share system and an auto share parking space. Parking is available but is only available on units over $310,900 BUT with the TTC up the street and the various transportation sharing programs in the building, it’s not such a bad thing. Also without a car (or parking) you may actually be able to qualify for more of a mortgage as you’ll have less financial commitments hindering approval!

From Thursday April 30th to Wednesday May 5th, they’ll be accepting work sheets from Realtors who’ve been invited to sell at the project. For this early launch, roughly 55 units are being released so buyers are encouraged to pick 3 units of choice. On Thursday May 6th, they’ll be confirming successful worksheet and scheduling times to sign the agreement of purchase and sale for Saturday May 8th (purchasers must be present for signing!!!) The deposit structure is $5,000 on signing with the balance of 5% in 30 days, 5% in 90 days, 5% in 180 days and 5% on occupancy. Parking is $30,000 for units $310,900 and higher, with locker/bike lockers at $5,000 and $2,000 respectively.

I do have floor plans and price lists but am not emailing them out, I’d much rather meet in person to better explain the process and go over the details (plus usually it’s just other Realtors trying to get info for their blogs/site… as much as I love them, they tend to not hire me to represent them).
