Rise CondosI just cannot say enough good things about Rise Condos at Bathurst and St. Clair!  The location, the look, and the price all rank high on my scorecard.  It’s very rare that you can find a preconstruction condo in the same range of price per square foot as nearby resale condos…oh and having a subway line, streetcar route and massive grocery stores directly across the street doesn’t hurt either!

Rise CondosThe developers and architects were very logical in the design of the building. The tower will rise up directly on the corner. This will allow for clear views in all directions. I especially like that the tower is set back just far enough to clear the large rental building that sits south of the project on Vaughan Rd… sunsets to the west will be heavenly!

… and it gets even better on the inside!  I had the opportunity to preview the sales centre and wanted to share a few pics of what the finishes will one day look like!  The R.05 unit has been rebuilt as the model unit.  The layout features 865 square feet with a large wrap around balcony.  It faces south east and will give residents some of the best views of the downtown skyline! Rise Condos

Stop the press!!!  The first media release for Rise Condos at 1451 Bathurst St has just been released:

Rise CondosA few weeks ago I wrote a post about the construction underway at 1451 Bathurst (or Rise Condos as it is now called)… This week, we get our first look at what Rise will look like!

The building is to be built on the South East corner of St. Clair and Bathurst.  I haven’t seen any City applications detailing heights, so it’s still hard to say for sure how tall the building will be.  It looks like at least 20 + from a rough count of balconies in the rendering.

I think the design fits well with the area… what I particularly like is how the building juts out on the North West corner. Something also has to be said about the balconies!  Those large looking spaces should offer phenomenal city views, especially to the south!

ReserveHave you ever wondered what they’re building at St. Clair and Bathurst?  I have! I drive through the intersection several times a week and was curious to see what’s happening with the construction at the corner.  So I did what I always do… a little online and onstreet research!

Reserve Properties (think Motif Lofts on Ossington) purchased the parcel of land (1451 Bathurst St) and have plans of building a condo on the South East corner!

As of writing the post, no City applications were filed so it’s hard to say for certain how tall the building will be.  I’ve heard everything from 10 to 29 storeys and am hoping for the later. Just think of how awesome the views will be atop Bathurst St. looking down at the City skyline and lake below!  It’ll make it the closest condo to the St. Clair West subway station and literally steps to the Loblaws Super Store!

As you can see from the above photo (and snapped from my local Starbucks, diagonal to the building) half of the corner has hording up, and a few of the units even got a new coat of grey paint over the old brick. If I was a gambling man, I’d bet that work behind the wall is for a sales centre… which means this project may be launching sooner than everyone thinks.

Officially no projects details are known, but according to a few people I spoke with, the project will be called Rise Condos and developed by Reserve Properties.  This strip of St. Clair is really starting to take off, from 530 St. Clair to the Rushton a lot of people have been contacting me to live in the area.  I expect this development to be no different! The Rushton Residences

 

Selling over 60% of units with in it’s opening weekend, The Rushton Residences is quickly becoming one of the fastest selling boutique buildings of 2011!

As part of a special summer promotion to sell the remaining units, The  Rushton is running a deal where purchasers only need to put down $2,000 at time of signing with the balance of 5% (of the purchase price) payable in 30 days.  The remaining balance can be customized to meet your needs!

The Rushton is geared more towards the end user looking to move into the St. Clair West neighbourhood.  Several units in the building will be reserved specifically for the rental market.  Knowing that, you wouldn’t want to try and compete by renting out your unit (there a ton of other buildings that I can suggest for that).  Instead, reasons why you should buy include: the intimacy of a smaller lowrise building, all suites have balconies or terraces, and the incredible restaurant diversity near by! I grew up a few blocks north of the development and can definitely attest to how good the food is! For the foodies who’s found this post, I suggest The Rushton for wine, Ferro for dinner and Dutch Dreams for dessert!

There’s also a massive Loblaws at Bathurst and St. Clair that makes shopping a breeze on the way home from work.  Currently, there’s no parking available, but with streetcar access directly in-front of the condo and subway access a few blocks away, a car isn’t needed.  (if a car is needed, there are car rental programs near by)

530 St Clair

Things are looking “up” at the 530 St. Clair construction site!  Over the past few months demolition, digging and foundation has been underway.  On a recent drive through the area I noticed a crane has now been erected as well.  This is exciting news for purchasers at 530! Majority of the units have sold at 530 St. Clair but there are still 4 different layouts available. The latest literature I read from the sales centre had fall 2012 as the anticipated time of occupancy…if progress continues at this pace, I think it’s very likely that they’ll be right on time!

If you’re looking for something to move into a bit later than 2012 and would like to still be in the area…don’t forget to read up on The Rushton Residences, which will be built a few blocks west!
