500 and 530 St. Clair, are in my opinion, one of the most underrated projects in the City!! The development is in the process of transforming the Bathurst and St. Clair corner with two well-thought-out condo towers. One of the reasons I so heavily favour it is because it’s perfectly placed location. Once complete, the towers will positioned between several highly desirable neighbourhoods, including Cedarville – Humewood, Forest Hill, Casa Loma and Hillcrest all offering unique characteristics for its residents.
Topographically speaking, the condo’s placement at the top of Bathurst allows for some of the most comprehensive views I’ve ever seen of the Toronto skyline. The photo below was taken from the 16th floor of 500 St. Clair, and perfectly depicts what I mean!
Lake views can be had to the South West!
Of course it takes more than views to make a great a building, and here’s where the project really shines! I had the opportunity to accompany a client during their “pre delivery inspection” last week. The layout was well planned, and had ample room for a beautiful kitchen with tons of storage space. I love to eat, so naturally the kitchen is something I hold very dear to my heart. Both my client and I both commented on how it was very similar in size to something found in a residential house (a huuuge plus, based on some of the smaller kitchens I’ve seen in my time). The stainless steel appliances complemented the space and completed the picture perfect image one should expect in a condo!

The week has just begun, and it’s already looking busier than the line up for beer at a Toronto FC game! I figured, before I get into a week of writing about the glamorous world of real estate, I’d dedicate my Monday post to my beloved Reds!
The Toronto Football club is about to embark on its 4th year in the MLS (and no not the Multiple Listing Service as some readers may think). TFC has yet to make the playoffs but have definitely scored in getting fans on their side. I dabbled in the cult following but never really became hooked until my first live game…I remember it like it was only a year ago (probably because it was).
From the Dufferin bus ride down, to the stomping of the ground in the bleachers…it’s an experience every Torontonian must try! I went to several games last year and had the time of my life every time. – Sidenote to any one from Maple Leaf Sports and Entertainment that may be reading this: They won 5 out of 6 games I attended; I very well may be their lucky charm! I started the season as just another fan wearing whatever red and white I could find in my closet, but I ended the season with a scarf, jersey, t-shirt (both of which I won at that game) and I was even lucky enough to catch the ball! See video below
The team has gone through a lot of changes during the off season, and so has the stadium! We not only have REAL grass to play on, but also additional seats for the North side of the pitch. The Reds start their season Saturday March 27th in Columbus! Check out the full schedule here.
If you weren’t lucky enough to buy season tickets…you could always buy a liberty village condo as many offer views of the stadium ;) Goooo Reeeeds!
You have every right in the world to think I’m loosing my marbles, based on the above photo! Although I can assure you I’m not… I definitely need a bit of a break! For those who’ve worked with me in the past, the photo shouldn’t shock you (k maybe a bit). There’s 3 things i like to incorporate into my business: Knowledge, Passion and a bit of fun!
I’ll be down south for the week refreshing the mind and working on bettering the business. I’ve decided to leave all tech gadgets in Toronto so I’ll be completely out of the loop in regards to checking and responding to messages. You can call me at the office and the front desk will put you in contact with a colleague who is watching the business in my absence!
…I hope to get some inspiration from a few books I’ll be bringing with me, in specific: What the Dog saw by Malcom Gladwell and The Four Seasons by Isadore Sharp!
See you in a week Toronto!
oh, and yes, it’s photoshopped :)

Yes, it’s that simple! Nuwan Fonseka, a Toronto-based mix media artist, reached out to support the group by donating the proceeds from his art to the cause. As I mentioned in a previous post, I too am supporting the Toronto Works for Haiti group by donating a portion of my commission as follows: From January 18 to February 28th 2010 for every $1000 dollars I help buy or sell in resale real estate, 1$ will be donated to one of the 3 charities. The group now has 28 volunteers all doing there share to contribute to the relief efforts.
It’s truly a win-win situation as you (the buyer) get to dress your condo walls in vibrant abstract art while supporting the relief effort in Haiti! You can contact the Toronto Works For Haiti group directly for more info on purchasing the art, or send me an email and i’ll be sure to put you in talks with them! Below are the pieces Nuwan has donated:
It looks like we’re getting closer and closer to the launch of ART Condos – a boutique atmosphere in the Studio District with only 147 suites! The 11 story building will be made up of studios from 460 sqf to 2 bedroom units (with den) at 1290 sqf. The spacious unit will also feature a 960 sq f terrace on the 9th floor. My personal pick is the two level suites that will have living, office, dining and kitchen on the first level with 2 bedrooms and laundry on the second! Units will have 9ft ceilings and many include terraces or balconies. In keeping with the culture, floor plans include long hallways allowing residents to show off their own collections of art in their units.
Amenities will include a resident lounge with fireplace, bar, and catering kitchen. There will be an outdoor terrace with BBQ’s, a fire pit, built in banquets and a hot tub! I can’t wait to see what the interiors will look like…when you hire a team on 3RD UNCLE DESIGN; you know you’re in for a treat!
There’s nothing I dislike more then when condos are designed to look like night clubs. Very quickly you get the Vegas effect (you want to leave after 4 days). This condo is the exact opposite, embracing the area and celebrating its creative side. One article I read mentioned the main floor having live/work units which are sure to attract purchasers looking to make the most out of the Queen West location!
Prices and a launch date the next two strokes to complete the “ART Condo” painting, but until then check out their updated website with floor plans, a map of the area and an art gallery. It’s going to be a great addition and an interesting mix of business and art! Send me an email if you’d like further updates on the project.
I felt as if Real Estate was starting to get really boring… again! More than text and photos, I believe the public wants to be engaged and given more than warped virtual tours and abbreviated descriptions i.e. “cndo 4 sle, ull luv it. gr8 $$$”
That’s why: From now on, all my listings will feature a video showing A LOT more than words can ever say! What’s even better is that you’ll be able to watch the video right from your mobile phone! Scan the barcode below from your phone for an example of my marketing in action!
Thinking of selling, i’d love to help…wow, i talk really fast!

In true Toronto fashion, a compassionate group of small business are doing their share to help the people of Haiti. Simply put, “Toronto Works for Haiti” is a group of volunteers offering professional services in exchange for donations to Haiti.
I had the privilege of meeting with the group … and believe be when I say they’re a coooool bunch of people with very diverse offerings. They can help you with everything from Japanese translation/interpretation to style consultation. (fella’s let’s face it, some of us are still rocking the silk ties!) All the service providers who have joined TW4H are providing special packages, and all the proceeds from them will go directly to the charities (Canadian Red Cross, Doctors Without Borders Canada, and The Humanitarian Coalition) with ZERO administration cost! If you have a service you’d like to donate, contact the group with your proposal! They’ve set a very modest goal of $5000 and are pumped about exceeding it. Everyday they’re updateing their blog on progress the group has made and developments from the ground in Haiti.
I’m supporting the group by donating a portion of my commission as follows: From January 18 to February 28th 2010 for every $1000 dollars I help buy or sell in resale real estate, 1$ will be donated to one of the 3 charities mentioned above. For example, on a $400,000 purchase or sale $400 from my commission will be donated. This is a concept thought up by Andrew la Fleur and supported by Katy Galica and Kenny Shim from Re/Max Condo Plus (contact each Realtor for their exact details)
It’s a great way for Torontonians to continue supporting the relief efforts in Haiti while benefiting from one of the many skilled service providers this City has to offer!
As always…contact me for more info, I’d love to help!
