River City

River City has been making a lot of headway these past few months, and because of it, they’re now gearing up for the release of their penthouse collection!  We still don’t know all of the exact details but some key features I was able to find out are: 10′ ceilings, Saucier and Perrotte signature staircases, large rooftop terraces with stunning views of the city or open green space and gas hook ups!

River City Loft Houses

The River City Phase 2 development launched a few weeks back with great reception by the broker community!  I’ve said it before and i’ll say it a million time more…there is massive potential for this part of town with all the different levels of government pumping money into it’s revitalization! The parks, both Underpass and Don River are just the start of the area amenities being built.  The Pan-Am Games of 2015 is also bringing along a variety of local infrastructure that will help connect this part of town with the rest of the City.  These changes are going to pay off by making the area both a great place to invest and live!

For those looking for place with a bit more space comes the River City Lofthouses!  They range in size from 984 sq.ft. to 1328 sq.ft. and are two storeys tall. River City Sales CentreThe much awaited launch of River City Phase 2 has arrived!  The building is currently available to only small group of VIP Realtors.  I paid the sales centre a visit and took some photos to show what the development will one day look like!

They have a both phase one and two on display for purchasers to see.  Phase 2 stands out against the dark cladding of phase one.  The three glass towers are made from an array of white cladding and glass.

River City Sales CentreFrom all angles the scale model of Phase 2 looks stunning!  The three towers will sit at a height of only 12 storeys.  The West side of the building will have incredible views of the downtown skyline.

River City Sales CentreI love the way the two colours contrast each building yet at the same time the glass pulls the two together! There is no model unit set up at the sales centre but two vignettes of both the kitchen and bathroom are available to see.

The open concept kitchens were designed by Saucier+Perrotte and come with stone countertops, and a kitchen island
(where shown). They also feature industrial-style single under-mount stainless steel sinks, with single lever chrome faucets. The backpainted glass backsplash also has custom valence lighting under the cabinetry. Five brand-name Energy Star® stainless-steel appliances are included in the purchase price and consist of a frost free refrigerator, self-cleaning slide-in stove, 18” or 24” dishwasher, over-the-range microwave, and an all-in-one condensing washer-dryer!

River City Sales CentreThe bathrooms vanities were also designed by S+P with vessel sinks, stone countertops and contemporary single-lever faucets. The medicine cabinets are also custom designed and feature back-lit medicine cabinets with a sliding mirror.

Underpass ParkThis past weekend, my curiosity got the better of me as wandered around the River City neighbourhood …and in particular, Underpass Park!

I was killing some time in between appointments and trying to find away to snap some pictures of the Don River Park from atop the Adelaide E Bridge.  Sadly, I didn’t have much luck as Cole Haans aren’t the most practical shoes for fence jumping or bridge scaling. Although… I was successful in finding a nice little place to park for free (something that’s getting harder and harder in Toronto).  With my car tucked away, I had juuust enough time to snap a few photos of the changes under the bridge!

Underpass ParkConstruction started about 6 months ago on the dreary and dark space under the bridge. Once complete, Underpass Park will be the most extensive park to ever be built under an overpass in Canada. Community Housing at River City

While at the River City site last year, I discovered a tiny bit of info that lead to learning about The Daniels Corporations involvment at the West Done Lands revitalization! A year later and I found out more…

The Core Architects website, had some rendering and a short snippet on what the building will one day look like.  The site said: “Toronto Community Housing Corporation is building an affordable housing development comprising of a 3-building complex with 243 family units. The Development will provide for 128 units designated for Seniors and Senior-couples. This project is the first development underway in the West Don Lands Development Area.”

Loft HousesRiver City Phase 2 will feature approximately 240 loft style spaces… along with a small collection of double storey Loft houses! As highlighted above, the Loft Houses will be on the ground level Phase 2 and will extend along the base of the three glass towers.

They will be located on the East side of the development over looking the Don River and each will have it’s own “mud room”! Based on the rendering above, it appears that only nine of these Loft Houses will be made available. I currently have early access to prices and floorplans for the phase two and am expecting more to be released about the Loft Houses towards the end of October. Read the rest of this entry »
