The Dufferin Street extension may have helped to alleviate some of the traffic on Gladstone, but that doesn’t mean that the “Streetcar” has stopped! Following the success and heavy interest in Streetcar Developments 2 Gladstone…I’m happy to post that plans are in the works to develop a second building called: 8 Gladstone!
The juicy details like renderings, prices and floorplans have yet to be revealed but what I have been told is that they plan on building the second condo directly North of 2 Gladstone at the current office of Icarus Designs. 8 Gladstone will have approximately 85 units (2 Gladstone had only 54) spread out over 8 storyes. The rezoning application submitted to the City mentions there being retail at grade, 2 levels of underground parking and 52 spots for bikes!
Queen West has clearly solidified it’s self as one of the coolest places in the city to let loose on the weekend! The galleries and restaurants give residents tons to see and do during the week. It’s a no brainer for developers to build along the strip and I anticipate 8 Gladstone selling just as fast as it’s predecessor… Look for 8 Gladstone to start sales in May! If you’d like to be notifed when sales start, give me a call or send me an email, I’d love to help!
One of the first preconstruction projects I started promoting on SavelBlogs was 2 Gladstone by Streetcar Developments. Sales started back in October of 2009 and to this day, I’m still getting emails from interested purchasers on it. It was one of the few projects to launch in 09 and with only 54 units, it didn’t take long for them to sell. Fast forward to 2011 and 2 Gladstone is back on the blog!
In early 2010 they demolished the existing buildings and by early spring the had dug a hole large enough to pour the foundation. From there it’s been nothing but up as they’ve already surpassed ground level and have started on the second floor! Estimated move-in is scheduled for October 2011 and with only 7 more floors to go, they might just build this one on time!
It’s hard to get a good indication on what the first level looks like as most of it is covered up, but once cladding starts I’ll be back to take some more photos… In the mean time, click on the thumbnails below to see the progress thus far.
While out on Queen West I spotted a few other sites “ripe for development” which is great news if you missed your chance to buy at 2 Gladstone. If Queen West is calling you…call me (or send me and email) and I’ll help you call it home!
(try saying that 5 times fast)
ART condos, as I blogged about before the holidays, is looking like the first pre construction condo to launch in 2010. The more I research this one, the better it gets! We got a sneak peek at what’s to come as renderings for the project were posted on the BuzzBuzzHome Blog (you’ll want to add these guys to your RSS Reader as they always have a ton of great content about Toronto’s pre construction market). For your viewing pleasure, I’ve included the images below: Read the rest of this entry »

Art Condos, in the trendy Studio District is the first pre construction project I’m spotlighting in my look at 2010 condo releases! The Queen West strip has had a busy run the past few years, attracting the artistic and creative to such projects as Westside Gallery Lofts, The Bohemian Embassy and, 2 Gladstone. The area is a hotbed for artists and with this, it’s attracted quite the night life at places like The Gladstone, The Drake Hotel and The Social to name a few.
The newest addition to the area is Art Condos by Triangle West Developments. Tucked away from the lively Queen St., this project can be found midway down Dovercourt just before Sudbury St. In keeping with the heights of other buildings in the area, Art will be an 11 story boutique style building with under 150 units. What draws me to this one is having 3rd Uncle Design on board for the interior designs. You may not know recognize the name, but if you’ve ever been to The Drake Hotel, you’ve seen their work!
I was intrigued by the registration forms on their website. They have a section asking the public “which of the following amenities would you prefer in your condominium?” The choices range from standard, Party/Meeting rooms… to the less seen: Art Studio Space, Outdoor Movie Screen and even a Pet Spa! I really like this approach as it gives the consumer an opinion to what they’d like to see in a future place of residence. It’s definitely going to be interesting to see what comes of it!
