On my last 2 Gladstone post, I wrote about the project selling out…and technically they did, but a few units are still available.
With all preconstruction condo deals, buyers are given 10 days to qualify for a mortgage and have their lawyer review the contract. If within that time something arises that hinders them from proceeding, the purchaser can back out and get their deposit back. The one bedroom units are still sold out, but a few two bedrooms are back on the market.
Since opening day last Saturday, prices have gone up by $10,000…BUT being one of the first Realtors to sell their has its privileges. They’re willing to honour opening day prices to my clients.
If you weren’t able to get in last week and are considering a 2 bedroom unit (from $329,000) send me an email…i’d love to help!” I have both price lists, floor plans and deposit structures.
Oh, and I still say congratulations to those who bought in last week…on paper, your unit has appreciated $10,000!

Streetcar Developments had it’s grand launch this weekend at its appropriately named “2 Gladstone” project! Sales started at 12:00pm sharply, and the crowd couldn’t wait to get in. Shortly before the doors opened, buyers were given their first opportunity to view the floor plans. There was a wide selection of layouts ranging from 527 sqf to 1,064 sqf and a variety outdoor/indoor living space… some units even came with 2 balconies. The staff was very organized and helpful at answering questions…they even gave us drink tickets for the Gladstone Hotel (which, by the way, served some amazing Green Tea) while copies of the contract where being processed!
It was also the first time the public saw an actual model of how the condo will look like (pictured above). In my opinion, it’s really fitting for the area and I can’t wait for the final product. It was also mentioned that Dufferin St. traffic will be diverted to the West of the condo allowing for less traffic down Gladstone Ave.
This is the point of the blog where I insert something like: ”units won’t last long so if you’d like to live here send me an email…i’d love to help!”!” BUUUUT on a second Sunday visit, this is what I saw:

In keeping with the ” Bohemian” theme, I thought it would be a fitting to use inspiration from the late Freddy Mercury to describe the situation at the Bohemian Embassy site…
I see a little silhouetto of a CONDO,

The good folks at BuzzBuzzHome reported that the project has been sold to the Pemberton Group (think U Condominiums and The Uptown Residences) and that the deal has closed. From my last drive-by of the site, it appeared like work had resumed.
