The River City Phase 2 development launched a few weeks back with great reception by the broker community! I’ve said it before and i’ll say it a million time more…there is massive potential for this part of town with all the different levels of government pumping money into it’s revitalization! The parks, both Underpass and Don River are just the start of the area amenities being built. The Pan-Am Games of 2015 is also bringing along a variety of local infrastructure that will help connect this part of town with the rest of the City. These changes are going to pay off by making the area both a great place to invest and live!
For those looking for place with a bit more space comes the River City Lofthouses! They range in size from 984 sq.ft. to 1328 sq.ft. and are two storeys tall. The much awaited launch of River City Phase 2 has arrived! The building is currently available to only small group of VIP Realtors. I paid the sales centre a visit and took some photos to show what the development will one day look like!
They have a both phase one and two on display for purchasers to see. Phase 2 stands out against the dark cladding of phase one. The three glass towers are made from an array of white cladding and glass.
From all angles the scale model of Phase 2 looks stunning! The three towers will sit at a height of only 12 storeys. The West side of the building will have incredible views of the downtown skyline.
I love the way the two colours contrast each building yet at the same time the glass pulls the two together! There is no model unit set up at the sales centre but two vignettes of both the kitchen and bathroom are available to see.
The open concept kitchens were designed by Saucier+Perrotte and come with stone countertops, and a kitchen island
(where shown). They also feature industrial-style single under-mount stainless steel sinks, with single lever chrome faucets. The backpainted glass backsplash also has custom valence lighting under the cabinetry. Five brand-name Energy Star® stainless-steel appliances are included in the purchase price and consist of a frost free refrigerator, self-cleaning slide-in stove, 18” or 24” dishwasher, over-the-range microwave, and an all-in-one condensing washer-dryer!
The bathrooms vanities were also designed by S+P with vessel sinks, stone countertops and contemporary single-lever faucets. The medicine cabinets are also custom designed and feature back-lit medicine cabinets with a sliding mirror.
There’s a new neighbour moving into Lawrence Park! What was once the Yonge Lawrence Toyota car dealership is now the furutre home of 3018 Yonge St. Developed by Lanterra Developments and Pinedale Properties Ltd, 3018 will one day be a 12 storey midrise boutique building!
Lanterra is no strager to the area, having recently launched it’s Treviso Condos project a few blocks West at Dufferin and Lawrence. 3018 will not be following the Italian theme, but instead will reflect neighbourhood of Lawrence Park. The area is already home to ravines, trails, shops and restaurants. Litterally steps from 3018 is the Lawrence Park subway station offering a car free commute to either end of the city! A few blocks south is the trendy Yonge and Eglinton community that’s always bustling with action year round.
The ideal purchaser at 3018 is someone looking for more space in a condo. Suite sizes range from 605 sq.ft. – 1116 sq.ft. a range much larger than it’s downtown counterparts. It’s also a good fit for downsizers and first timers who currently live and want to stay in Lawrence Park with out dealing with the hastles of a home!

Most suites at 3018 will feature spacious balconies or terraces overlooking Lawrence Park. To many, the Annex has everything one could possibly want… But for me, it’s missing one key ingredient – a new condo!
The old brown bricked school that sits across from Honest Eds’ will one day be home to the 9 storey B.Streets Condos. Designed by Hariri Pontarini Architects, the building was designed wide instead of tall! It’s a similar approach that the Hive Lofts did in Etobicoke… instead of putting up a large tower that sticks out, the developers went with a shorter building the blends well with area. The higher floors create a series of stepped levels that create a wide variety of outdoor living spaces.
Marketing lingo aside, what sells me on B.Streets is the location! You’re smack in the middle of The Annex and Korea Town. Residents can head east or west and find no shortage of night life and shopping. Head north half a block and you’re right on the subway line. The area is already established, connected to transit and near a university. As an investment or to live, B Streets offers an ideal place to purchase for both!
B.Streets will have suite styles that include: studios, 1 bedroom, 1 bedroom plus den, 2 bedroom, 2 bedrooms plus den, 3 bedrooms and on the very top – 2 storey penthouse lofts. Town houses and retail will also be available on the main level!

Finally… a new condominium project in Roncesvalles! In an area with very few new construction projects to choose from comes Triumph Developments newest project – Howard Park!
Appropriately named for it it’s location (24-66 Howard Park Ave) Howard Park Condos will be built in two phases, 8 and 10 storeys each! Howard Park is Triumph’s second project in the area…the first being Roncesvalles Lofts. Located at 25 Ritchie, it’s most recognized by it’s lime green and black cladding. I’ve shown units many times and was impressed by the two storey suites, roof top terraces and unique outdoor hallways.
Howard Park will be built a block south of 25 Ritchie. This gives potential purchasers the opportunity to see Triumphs past work and to get a feel of how they build… which is a very important componet for purchasing pre construction.
Offically, not much is known about the interiors at Howard Park but I was able to find some info about exterior. RAW Design has been given the task of creating the look of the two condos…and based on the initial renderings, I like! currently, a collection of commercial properties sit on the street, but in the not so distant future, they will be transformed into a mixed use building with retail at grade with over 200 units. The renderings show the two buildings connected, with a water fall of terraces slopping back. I particularly like the use of greenery in the design. It reminds me a level from the classic arcade game “Q Bert” with an environmental twist! Check out more photos below:
River City Phase 2 will feature approximately 240 loft style spaces… along with a small collection of double storey Loft houses! As highlighted above, the Loft Houses will be on the ground level Phase 2 and will extend along the base of the three glass towers.
They will be located on the East side of the development over looking the Don River and each will have it’s own “mud room”! Based on the rendering above, it appears that only nine of these Loft Houses will be made available. I currently have early access to prices and floorplans for the phase two and am expecting more to be released about the Loft Houses towards the end of October. Read the rest of this entry »
If you thought I was excited with all my posts about the River City developments back in 2009… look out, becuase you have’nt seen anything yet. The second phase of the master planned community is coming, and boooy am I excited.
Before I get into the details Phase 2, let’s take a quick minute to look at all the features that make the development so attractive as a place to live and invest. For starters, there’s all the infracture that’s being pumped into the area. Most notably The Don River Park – which is currently being transformed from an abandoned post-industrial site into an 18 acre greenscape. Secondly there’s the Underpass Park - the most extensive park to ever be built under an overpass in Canada, and the first in Toronto. The Park will cover approximatily 2.5 acres under and around the Eastern Avenue overpasses. Now that you’re a bit more up to speed with what’s happening AROUND the development, let’s take a closer look at what’s happening IN the development.
River City will be the first residential development going for a Gold LEED Certification in Toronto! LEED ranks building design, construction, and operational practices that provide high quality and high performance advantages to increase occupant health, comfort, productivity while reducing environmental impacts. Oh, and on top of that…they also won the BILD award for Best Building Design in 2010!
So now that you’ve had a quick recap of the area, let’s look at what the next phase has in-store!
River City Phase 2 (or the Three Mini-Towers as they’re affectionately being called) is the second part of the 4 phased development by the Urban Capital Property Group. The glass towers stand 12 storeys tall and will contain about 240 loft style space from 452 sq.ft. to almost 1100 sq.ft! Ceiling heights will be 9 ft high with exposed concrete ceilings and columns. Not a fan of carpet? Not a problem! The floors will be constructed with environmentally sustainable engineered hardwood floors, in all living and bedroom areas. The bathrooms will have Saucier + Perrotte designed vanities with vessel sinks and ceramic tiles.
