The east end of Toronto’s waterfront is rapidly changing!  Once finished, Pier 27 will be a predominate jewel on the condo crown that outlines the waterfront… but those days are still a while away, so until then let’s look at what Cityzen Developments has built thus far! Though it may not look luxurious now, Pier 27 will be screaming prestige at Yonge and Lakeshore in the future.

We visited the Toronto Waterfront site late last week and the progress made since our last visit this past November has been substantial to say the least!

With many different crews on site at the moment, things are going well, especially with the weather.

Work has progressed up to the 7th floor on buidling B1, and up to floor 4 in building B2.

Phase 3 of Pier 27 is currently undergoing approvals, and we hope to bring the project to market in the near future.

A new model suite is coming to the sales centre, and we hope to have it ready for viewing this spring.

There’s been a lot of love for Minto’s town house development - Caledonia Towns on the Park! If you’ve driven by the site in the past 6 months chances are you’ve seen a “coming this fall” posted on the hoarding and because of it many have emailed for more info.

I’ve spoken directly with the company, and the latest is that the is “still in the planning and zoning stages”.  From my previous posts, what we do is know is that Minto will be building a total 50 townhome residences comprising of 2 and 3 bedrooms directly across from the park on Caledonia at St. Clair. Steps to shops, restaurants, and public transit. Priestly Demolition is working on scrapping the former BiWay/Blinds-T0-Go/Perfume Outlet that once operated on the Dufferin and Lawrence corner. Once fully removed, excavation and shoring can take place. If all goes according to plan we should expect construction to start in the Spring/Summer of 2012!

The book shows readers the ins and out of profitable condo investing by sticking to investing fundamentals, carrying out proper due diligence, and having an exit plan. Investing in Condominiums gives Canadian investors the nuts and bolts of undertaking such an investment based on real-life examples and expert knowledge.

I picked up my very own copy of the book last week, and am already half way through it!!! What I particularly like about it is that it draws on Canadian scenarios and even uses local, Toronto examples to explain it’s lessons.  Brian went in the trenches and interviewed the “who’s who” in Canadian real estate – from developers, lawyers, designers, financiers and even Realtors (myself included on pages 8, 79 and 87).

I’ve said it a million times over that the pre-construction game is soooo different than resale.  Prior to this book, there was no single place to reference when questions arose.  Brian, a preconstruction investor himself, shares his expertise in a way that’s very easy to understand no matter what your real estate experience is! Kudo’s to him and everyone involved in making this book a reality!

This past weekend, my curiosity got the better of me as wandered around the River City neighbourhood …and in particular, Underpass Park!

I was killing some time in between appointments and trying to find away to snap some pictures of the Don River Park from atop the Adelaide E Bridge.  Sadly, I didn’t have much luck as Cole Haans aren’t the most practical shoes for fence jumping or bridge scaling. Although… I was successful in finding a nice little place to park for free (something that’s getting harder and harder in Toronto).  With my car tucked away, I had juuust enough time to snap a few photos of the changes under the bridge!

Construction started about 6 months ago on the dreary and dark space under the bridge. Once complete, Underpass Park will be the most extensive park to ever be built under an overpass in Canada. Already concrete has been poured, plants have been planted and jungle sets for the kids installed!

I was happy to see that some of the street art that was on the support coloumns of the bridge are still on site… in fact, I think it would be really cool if all of the columns were wrapped in colourful imagery.  Anything is better than boring concrete in my opinion!

In the few months that they’ve been working on it, it’s looking pretty close to the initial renderings (from WaterfrontToronto)! I’ll definitely be going back and taking more pics as progress continues on the park.
