I just cannot say enough good things about Rise Condos at Bathurst and St. Clair!  The location, the look, and the price all rank high on my scorecard.  It’s very rare that you can find a preconstruction condo in the same range of price per square foot as nearby resale condos…oh and having a subway line, streetcar route and massive grocery stores directly across the street doesn’t hurt either!

The developers and architects were very logical in the design of the building. The tower will rise up directly on the corner. This will allow for clear views in all directions. I especially like that the tower is set back just far enough to clear the large rental building that sits south of the project on Vaughan Rd… sunsets to the west will be heavenly!

… and it gets even better on the inside!  I had the opportunity to preview the sales centre and wanted to share a few pics of what the finishes will one day look like!  The R.05 unit has been rebuilt as the model unit.  The layout features 865 square feet with a large wrap around balcony.  It faces south east and will give residents some of the best views of the downtown skyline! Here’s a quick little update and special promotion for remaining suites at 3018 Yonge St… For a limited time purchasers can buy with only 10% down!  The first 5% is due with in 30 days, with another 5% due in 120.  As with most pre construction projects a total of 20% is due, but at 3018 Yonge St. that final 10% isn’t needed until occupancy starts.

Similar to Treviso, 3018 sold the bulk of their units much faster than any one could have predicted.  The building is currently 90% sold with construction starting in Spring 2012!

The River City Phase 2 development launched a few weeks back with great reception by the broker community!  I’ve said it before and i’ll say it a million time more…there is massive potential for this part of town with all the different levels of government pumping money into it’s revitalization! The parks, both Underpass and Don River are just the start of the area amenities being built.  The Pan-Am Games of 2015 is also bringing along a variety of local infrastructure that will help connect this part of town with the rest of the City.  These changes are going to pay off by making the area both a great place to invest and live!

For those looking for place with a bit more space comes the River City Lofthouses!  They range in size from 984 sq.ft. to 1328 sq.ft. and are two storeys tall. Peter Street Condominiums is over 90% sold and only weeks away from demolition of the buildings on-site, including their beautiful Presentation Centre that was designed by internationally renowned L.A. Inc. and Cecconi Simone. They will be holding a silent auction over the next few weeks for all of the Presentation Centre’s incredible furniture, fixtures, electronics, appliances and decorative pieces. All money raised from this silent auction will be going directly to breast cancer research initiatives at the Mount Sinai Hospital and the Princess Margaret Hospital.

If you’re a loyal reader to the blog, chances are you’ve noticed I missed this weeks MustHaveMonday post…but don’t fret, it’s Friday and I’m packing both themed days into one!

Excuses aside, I present to you…The POPA!

It’s a nifty little attachement for the iPhone 4.  It’s purpose is to make your smartphone less of a phone and more of a camera! Though I haven’t actually used it my self, I have done a lot of reading up on it (hint hint wink wink Christmas is coming).  Twist the POPAs barrel to connect to your iphone, and kaboooooom you’re ready to go.  The big read button at the top of the POPA makes your iphone picture ready in seconds. I quick push of the big red button and you’re snapping away.  It retails for about $75 and can be ordered online!

The much awaited launch of River City Phase 2 has arrived!  The building is currently available to only small group of VIP Realtors.  I paid the sales centre a visit and took some photos to show what the development will one day look like!

They have a both phase one and two on display for purchasers to see.  Phase 2 stands out against the dark cladding of phase one.  The three glass towers are made from an array of white cladding and glass.

From all angles the scale model of Phase 2 looks stunning!  The three towers will sit at a height of only 12 storeys.  The West side of the building will have incredible views of the downtown skyline.

I love the way the two colours contrast each building yet at the same time the glass pulls the two together! There is no model unit set up at the sales centre but two vignettes of both the kitchen and bathroom are available to see.

The open concept kitchens were designed by Saucier+Perrotte and come with stone countertops, and a kitchen island
(where shown). They also feature industrial-style single under-mount stainless steel sinks, with single lever chrome faucets. The backpainted glass backsplash also has custom valence lighting under the cabinetry. Five brand-name Energy Star® stainless-steel appliances are included in the purchase price and consist of a frost free refrigerator, self-cleaning slide-in stove, 18” or 24” dishwasher, over-the-range microwave, and an all-in-one condensing washer-dryer!

The bathrooms vanities were also designed by S+P with vessel sinks, stone countertops and contemporary single-lever faucets. The medicine cabinets are also custom designed and feature back-lit medicine cabinets with a sliding mirror.

The Carlaw Lofts is one of the most ambitious projects built by Streetcar Developments to date!  The company is typically known for small initmate buildings with very few frills…The Carlaw is anything but!

For starters, the building will feature a 25,000 sq.ft. indoor/outdoor event space! The space will be a combination of both outdoor courtyard and indoor venue. The purpose of the space is for use by the area residents, business and groups as well as those in the community to promote culture, the arts and entertainment.  Given the buildings location in the “Studio District”, I wouldn’t be surprised to see a film fest use the location for screenings! The renderings below show the many different uses for the venue.  What I particularly like is how the space flows from inside and out.  It makes the space feel more inviting to those on the outside.
