The long awaited launch of River City Condos is finally here. I’ve been following this one closely over the past year…and for good reason!
The River City development won’t be your typical condos…it’ll be a collection of 5 different buildings built with LEED GOLD STANDARDS! (The first in Toronto). In the past, The West Donlands have been an eyesore of industrial buildings and barren land. River City is the first step to revitalizing Toronto’s waterfront and transforming it into a community that will soon be home to over 900 loft style condominiums and family friendly town homes. I’ve been by the River City site several times, and there is nothing but mounds of dirt. That’s what makes this development so special. It’s not just a developer coming in and throwing up a bunch of buildings, instead it’s a planned community in partnership with Waterfront Toronto! The plans call for the introduction of cafes, boutiques and restaurants along tree lined streets creating over one-million square feet of employment space. The buildings themselves will be built with a goal to make it the most environmentally progressive residential development in Toronto today!
Montreal based Saucier + Perrotte Architects will be working with Toronto based ZAS architects to bring a bold new look to the former industrial Brownfield. On my last 2 Gladstone post, I wrote about the project selling out…and technically they did, but a few units are still available.
With all preconstruction condo deals, buyers are given 10 days to qualify for a mortgage and have their lawyer review the contract. If within that time something arises that hinders them from proceeding, the purchaser can back out and get their deposit back. The one bedroom units are still sold out, but a few two bedrooms are back on the market.
Since opening day last Saturday, prices have gone up by $10,000…BUT being one of the first Realtors to sell their has its privileges. They’re willing to honour opening day prices to my clients.

Oh, and I still say congratulations to those who bought in last week…on paper, your unit has appreciated $10,000!

Streetcar Developments had it’s grand launch this weekend at its appropriately named “2 Gladstone” project! Sales started at 12:00pm sharply, and the crowd couldn’t wait to get in. Shortly before the doors opened, buyers were given their first opportunity to view the floor plans. There was a wide selection of layouts ranging from 527 sqf to 1,064 sqf and a variety outdoor/indoor living space… some units even came with 2 balconies. The staff was very organized and helpful at answering questions…they even gave us drink tickets for the Gladstone Hotel (which, by the way, served some amazing Green Tea) while copies of the contract where being processed!
It was also the first time the public saw an actual model of how the condo will look like (pictured above). In my opinion, it’s really fitting for the area and I can’t wait for the final product. It was also mentioned that Dufferin St. traffic will be diverted to the West of the condo allowing for less traffic down Gladstone Ave.
This is the point of the blog where I insert something like: ”units won’t last long so if you’d like to live here send me an email…i’d love to help!”!” BUUUUT on a second Sunday visit, this is what I saw:

Hey there 2 Gladstone lovers! I’ve been swamped this past week with tons of calls, questions and emails about details of the project. This got me thinking… there are probably a lot of readers with the same questions who for whatever reason haven’t called. For their convenience, I’m posting a short summary of what I know about the brand new launch this Saturday:
1. Sales will start on Saturday October 3rd at 12:00 sharp!
2. They’ve taken appointments in half hour windows with 10 people booked per appointment.
3. No prices, floor plans or marketing packages will released until then.
4. Only 54 urban spaces will be built!
5. Floor plans will range from 527 – 1064 square feet

Circle your calendar…October 3rd and 4th are the official launch dates of 2 Gladstone, the newest loft to launch on Queen St West. I’ve already reserved one of the first spots for the 3rd, with the possibility of holding a few more. If you want the best floor plan in the development, then this event is for you.
The intimate loft will contain only 54 units and will raise 8 stories above Queen and Gladstone. It looks like a perfect fit with other area hotspots such as the Gladstone Hotel, Stones Place, Cadillac Lounge and The Drake Hotel. That works out to roughly $420 per square foot. The exclusivity of only 54 units and being steps away from the much sought after Queen St West should make it a fast seller. I’ve waited along time on this one, and now the time has come to hustle my dare-e-air over to the newest project to launch on the Queen Street West strip!!
Appropriately named “2 Gladstone”, this 8 story soft loft condo will be developed by Streetcar Developments (think Cork Town District) and Dundee Realty Corp. It’s located on the North West corner of Queen and Gladstone with access to TTC outside your door. The plans are calling for only 54 units; it’s destined to be a very intimate building and one that’s going to sell out fast. Though floor plans and prices haven’t been released yet, what I do know is: prices will start from $229,000 and unit sizes will range from 549 sqf for a 1 bedroom up to 1,054 sqf for a 2 bedroom + den.
Sales are taking place this October, and I’ve already started taking down the names of interested buyers. Aside from it being an awesome building, it’s also one of the few new development projects to take place in 09. With only 54 units I expect this one to get busy very fast. The other day I was doing my nightly ritual (Starbucks Frappuccino and exploring the city) in the Uptown area when I passed by the Petroff Art Gallery. I usually stop in front as they always have fascinating displays. But this one REALLLLY caught my eye. It was the perfect mix of ”forgotten factories” and “modern art.” From July 14th to September 6,2009 you too can view (and purchase) Heather Kocsis’ “New York Collection” at the Pertroff Art Gallery.
I swear it was love at first sight when I saw the detail and time put into each piece. Heather doesn’t just paint a picture…she recreates an era. Her pieces are of older buildings but the delivery of the message is in a very modern way.
To quote her site “using reclaimed, weathered plywood to construct three dimensional representations of industrial buildings, Heather layers the pieces similarly to the way she would have constructed a plate to be rolled through a press” Although I’ve included photos below (click the thumbnail to view a bigger version), words and even images don’t do her work justice so check out the video above to get the full effects of her masterpieces.
If your in the area do stop by and check out these one of a kind pieces. And heck, purchase one as well (they’re moving fast, on recording the video I noticed a few pieces sold). They make the perfect addition to any urban art lovers collection…or better yet, the perfect gift for that special loft owner in your life!!
