Sutton Place Condo

On Tuesday night, the Lanterra development team hosted an exclusive dinner for their top sales representatives!  I was invited to the dinner and had a wonderful time listening to Mark Mandelbaum and Barry Fenton (who is incredibly funny and very witty) unveil the companies new development sites for 2012!

The project I was most interested in learning more about was their conversion of the Sutton Place Hotel at 955 Bay Street!  The latest update is that they’ll be submitting their zoning application very shortly. They plan on making some minor adjustments to the building including the addition of a few floors above and wings on either side of the hotel!  If all goes according to plan, the project should launch towards the summer of 2012! 3018 Yonge St

In an effort to sell off the remaining units at 3018 Yonge St, the developers are offering a purchasers the opportunity to buy with just 5% down!  Buyer’s only need to give $2000 at time of signing the offer with the remaining 5% due in 30 days. The remaining 15% isn’t due until occupancy!

The New Year is bringing good news to the residents of Murano’s north and south towers! According to a posting in their elevators, Lanterra is hoping to have the installation of the new balconies underway by the second week of January (weather permitted).  The two towers will be worked on simultaneously!

 

Sutton PlaceLast night I had the privilege of joining a small group of Lanterra’s top selling Realtors for an intimate cocktail at the beautiful One Bedford! The companies two founders, Mark Mandelbaum and Barry Fenton hosted the party kept the laughs coming all night!

Of course, it wasn’t all fun and games… as we sat in a gorgeous 9th floor suite, overlooking the downtown skyline – Barry shared Lanterra’s plans for it’s 2012 condo launches!  The companies latest project to launch is also their newest acquired property: The converstion of the Sutton Place Hotel at 955 Bay Street!  Their timing couldn’t have been any better as hotel was just bought last Friday!

The crowd went wild to hear that Lanterra would be bringing another project to the Bay St. corridor… but the launches didn’t stop there!  Lanterra is no stranger to the Bay St. Area as they’ve already built the two Murano Towers on the East side of Bay St, followed by Burano on the West. In 2012 they’re venturing to the other side of Grosvenor St and planning to launch 501 Yonge St (at Alexander St)!  The project will be made up of 2 towers similar to Murano.  The current application calls for two 58 storey towers containing 960 units and a shared 7 story podium!

Both 3018 Yonge St. and the Treviso Condos sold very well in 2011!  3018 has only 19 units left and Treviso Phase 2 is still moving along quickly!  At Treviso we should see equipment and demolition crews on sight very shortly!

3018 Yonge St

Here’s a quick little update and special promotion for remaining suites at 3018 Yonge St… For a limited time purchasers can buy with only 10% down!  The first 5% is due with in 30 days, with another 5% due in 120.  As with most pre construction projects a total of 20% is due, but at 3018 Yonge St. that final 10% isn’t needed until occupancy starts.

Similar to Treviso, 3018 sold the bulk of their units much faster than any one could have predicted.  The building is currently 90% sold with construction starting in Spring 2012!

3018 Yonge StThere’s a new neighbour moving into Lawrence Park!  What was once the Yonge Lawrence Toyota car dealership is now the furutre home of 3018 Yonge St.  Developed by Lanterra Developments and Pinedale Properties Ltd, 3018 will one day be a 12 storey midrise boutique building!

Lanterra is no strager to the area, having recently launched it’s Treviso Condos project a few blocks West at Dufferin and Lawrence.  3018 will not be following the Italian theme, but instead will reflect neighbourhood of Lawrence Park.  The area is already home to ravines, trails, shops and restaurants.  Litterally steps from 3018 is the Lawrence Park subway station offering a car free commute to either end of the city!  A few blocks south is the trendy Yonge and Eglinton community that’s always bustling with action year round.

The ideal purchaser at 3018 is someone looking for more space in a condo.  Suite sizes range from 605 sq.ft. – 1116 sq.ft. a range much larger than it’s downtown counterparts. It’s also a good fit for downsizers and first timers who currently live and want to stay in Lawrence Park with out dealing with the hastles of a home!

As kids, we’re told to look both ways before crossing the street…but with the events that have taken place in Toronto this past week, “looking up”  may quickly be added to the old adage.

Reports of falling glass from condo balconies has flooded the headlines this week, with a major focus being on two Lanterra built condos – Murano and One Bedford.  What many may not know is that these stories aren’t new, infact the “falling glass” problem has be occuring for over a year now.  I first heard about it from a friend living at Murano.  The incident occured in the North tower and it was the first time I heard of anything like it. Shortly after, a second panel fell followed by another on the South tower. There was some talk about it on twitter, but the stories never made the mainstream news and interest died pretty quickly on the topic.

I was curious if this was only a Murano problem (the name of the condo) or if glass falling was common in other buildings too. I didn’t have to look too far to find my answer as the same things happened at CASA condos and 18 Yorkville (located a few blocks north). This now meant that it wasn’t only limited to Lanterra built condos, as the two condos mentioned above were built by different developers.

Since all three buildings were designed by aA (architectsAlliance), I then thought maybe it was a flaw in the egineering and design of these structures.  But then more glass fell, this time at Festival Tower – designed by a different architect and developer.
