The beauty of the business is that you never stop learning…and today was no different. One of my favourite clients (and close friends) is getting ready to complete her final closing on her brand new condo. She had bought her unit back in 2005 with different Realtor, and since then, lost contact with them. Since she and I are good friends I naturally offered her guidance in completing the deal. Even though she’s bought resale condos in the past, with preconstruction it’s a whole new ball game.
Whenever one buys a condo, they should be prepared for two closings. The first is when the owner takes occupancy but not possession. The second closing occurs after the City has inspected and registered the building for final occupancy. For the past 6 months she’s been paying a “phantom mortgage” to cover the various costs associated with running the building in the interim. Now the time has come for the final closing and all the steps that go with it. The developer will send over a statement of adjustments to the buyer’s lawyer. The lawyer will then calculate the other expenses that are due. I.e. legal fees, taxes to name a few. The combinations of both statements are called “closing costs”
Twitter to the Internet world is what Blogging was 5 years ago…New, informative, and in some cases: pointless. It’s basically a micro version of blogging that allows the account user to write a message to their followers. You’re followers can be friends, family or even strangers who share a common interest. You’re limited to a maximum of 140 characters per message which is perfect for all those that believe in the KISS principle (Keep It Simple, Stupid!)
There’s tons of celebrities using twitter which is great if you’d like to know what Shaquille O’Neal had for lunch or where Kim Kardashian is partying on a Friday night. On a local level it’s useful because users can get updates from friends, news stations and even the Mayor(search David Miller).
I too have an account, and now a voice to the ears of millions of people (or Tweetple as their known online) who may not have heard me before. I’m constantly posting pictures from around town as well as interesting tidbits of info. I’m a bit late on this one…but for a good reason. I couldn’t put down my latest read. (Ted Rogers “Relentless” – a must read for all!!!)
Last week, Mayor David Miller kicked off “Keep Toronto Reading 2009″. According to the website www.keeptorontoreading.ca :
This April, join Toronto Public Library for Keep Toronto Reading, a month-long showcase of books and culture. Enjoy an exciting line-up of free events, performances and discussions at library branches and partner locations throughout the city.

Realtor Tip: Directly across from the Toronto Reference Library at Yonge and Bloor, there’s a large book store offering huge savings! I can’t recall it’s name, but it’s just north of Bloor on the West side of Yonge. Check’em out, you won’t be disappointed. All three books $35, two of them are hardcovers!!!
The winter season is just about over and Torontonians are gearing up for the start of another spring time tradition…CONSTRUCTION SEASON. It’s the time of the year when all those nasty pot holes that caused us so much anger, get filled. Last Friday Mayor David Miller and Councillor Glenn De Baeremaeker helped fill in a pothole in Scarborough at a press conference to announce the blitz.
According to CP24′s website : “They say the city plans to fix as many as 400,000 potholes this year and has even launched a special pothole hotline for people to call (416-599-9090).”
In the US, KFC is offering up to $5000 to 4 major cities to solve their pothole problems. In turn they get to brand the pothole with a stencil reading “Re-Freshed by KFC.” Not a bad trade off in my opinion. The city and it’s taxpayers get a “finger lick’n good” break on costly repairs and KFC gets a few extra ads across the city.

The city recently sent out a letter to Realtors reminding them that front pad parking licenses must be re-newed when a buyer takes possession of the home. Basically the license does not “run with the land”
Before you buy a property you may wish to ensure that any existing front yard parking facility is properly licensed. The City of Toronto has launched a website to provide the public with info on licensed Residential Front Yard and Boulevard Parking locations.

REALTORS’® lobbying efforts have achieved significant victories in the recently announced 2009 Federal Budget, including proposals to expand the RRSP Homebuyers’ Plan, provide a First-Time Home Buyers’ Tax Credit, and provide a Home Renovation Tax Credit. The implementation of these announcements depends on the approval of the Budget by the House of Commons.
