I’ve got a quick little update for those as excited as I am for the Hive Lofts to be built! According to Symmetry Developments: Building permits are in, and they’re awaiting partial permits for shoring/foundation/demolition/excavation. Aiming for a late Jan, early Feb construction start!

Sales are at 80% and thanks to a unit combination, the building will be more boutique than ever… with only 18 suites! There are only 4 units left, ranging in price from only $258,900- $317,900. Read the rest of this entry »

One of the most impressive renderings of 2011 is now a few steps closer to becoming a reality! The Hive Lofts launched with great interest earlier in the year and has just reached a milestone by passing the 75% threshold for sales.

The sales centre is now closed and with future sales taking place by appointment only. They’re currently working on approvals for variances and site plan. Based on how quick that goes,  excavation should start towards the end of the year!

Currently there’s 5 units remaining, they range in size from 545 sq. ft.to 678 sq. ft… but with a little creative tweaking you can easily combine two units into one large space! Below are the floorplans and potential combinations:

201 and 301On it’s own, unit 201 is a 1 bedroom  545 sq.ft + 72 sq.ft balcony priced at $255,900.  Also available is the unit directly above, it has the same square footage and balcony but is priced at $259,900 because it’s higher up.  The two can be combined together to form a 2 storey lofts of 1090 sq.ft. The price of this set up would be $499,900. I like to think I live a pretty unique life, as my job (selling condos) tends to take me to a ton of different places across the City…but the one constant no matter where I end up is: everybody wants to talk shop!

Thanks to BuzzBuzzHome, that conversation is about to take a huge leap online!  The BuzzBuzz team popped up on the Real Estate Reader in 2009 with their “ground breaking” idea to create single online stop for home buyers and real estate professionals to research new developments and connect with builders. As we end 2010, they’ve launched the BuzzBuzzHome Forum aka The Social Network of Real Estate!

The Forum provides a platform for discussion, where all issues related to residential real estate and development can be aired, addressed, celebrated and mused upon. Users can ask questions to industry experts or just stay informed of the latest news and industry gossip on the hottest projects across Canada.

The Forum has been up for a few weeks and has already started some interesting convos!  My top 3 currently discussed topics are:

Two Real Estate Thumbs Up

A few weeks back, you may remember me blogging about a seminar by Street Car Developments…  Originally I had thought it was open to all to attend, but for that particular event it is was Realtors only.   On Monday, I attended the hour long seminar as Jeanhy Shim crunched the numbers and gave us an optimistic look on the downtown condo market!

One key point she mentioned was in regards to the diversity and flexibility of  condominium units as a housing style.  Condos are often the housing ‘type’ of choice for the first timer buyer. On the other end of the spectrum, a condo can also be highly desirable for seniors and empty nesters looking to downsize! In short, the condominium product caters to 2 of the biggest “types” of purchasers making it a very versatile investment!

I had an “a-haa moment” as Jeanhy shared her point.  I often find myself discussing (or rather arguing) on the topic of how Condo living is not a fad, and is here to stay! The chart below should help to put that topic to rest!

Of course, a lot more info was shared during the presentation…and if you’re not an agent but would have liked to attend, don’t worry, your chances are coming up!  On Sunday July 25th 2:00-3:30pm, Wednesday August 11th and Wednesday August 25th from 6:00-7:30pm they’ll be having similar talks!  These seminars will be more geared towards the “In’s and Out’s” of buying preconstruciton with a heavy emphasis on why the East end is the “next big thing”!

The seminar will be held at the Streetcar Presentation Centre (625 Queen St E) or Edge Lofts for those that are familiar with the area!  Be sure to RSVP with the number above…and if you’re thinking of buying in the East end, give me a call I’d love to help!
