Rise CondosI just cannot say enough good things about Rise Condos at Bathurst and St. Clair!  The location, the look, and the price all rank high on my scorecard.  It’s very rare that you can find a preconstruction condo in the same range of price per square foot as nearby resale condos…oh and having a subway line, streetcar route and massive grocery stores directly across the street doesn’t hurt either!

Rise CondosThe developers and architects were very logical in the design of the building. The tower will rise up directly on the corner. This will allow for clear views in all directions. I especially like that the tower is set back just far enough to clear the large rental building that sits south of the project on Vaughan Rd… sunsets to the west will be heavenly!

… and it gets even better on the inside!  I had the opportunity to preview the sales centre and wanted to share a few pics of what the finishes will one day look like!  The R.05 unit has been rebuilt as the model unit.  The layout features 865 square feet with a large wrap around balcony.  It faces south east and will give residents some of the best views of the downtown skyline! So yesterday I told all about the features and amenities at Rise Condos…it’s only right that today I follow it up with a first hand look of the latest renderings at Rise!

Rise Condos

Stop the press!!!  The first media release for Rise Condos at 1451 Bathurst St has just been released:

Marking the momentous rebirth of Toronto’s St. Clair West neighbourhood, RISE Condominiums by Reserve Properties places this emerging residential community into the spotlight.

The free-spirited south-midtown enclave of St. Clair West has recently seen many young Torontonians flocking to the area, scooping up old houses and recreating the residential community with a distinct urban character.

Now home to frequent bidding wars and high rent increases, the mainstreet along St. Clair West, boasts heavy pedestrian traffic, with an eclectic mix of businesses, specialty boutiques and a vibrant local food scene. Lined with decadent bakeries, authentic European cafes and some of Toronto’s hottest culinary destinations, such at The Stockyards, The Rushton and Ferro, patios spill on to the sidewalk and feed into the new emerging energy.

RISE Condominiums presides over the south-east corner of Bathurst and St. Clair, anchoring the gateway to this new hub. Steps from the St. Clair West subway stop and across the street from Loblaw’s (a.k.a. Forest Hill Market), RISE will become a statement piece for the community with a Mondrian inspired pattern rising up its façade.  “A distinct weave of horizontal and vertical white bands will highlight the intersection and add a contemporary dialogue to the neighbourhood’s burgeoning urban character,” says lead architect Enzo Corazza.

Rise CondosA few weeks ago I wrote a post about the construction underway at 1451 Bathurst (or Rise Condos as it is now called)… This week, we get our first look at what Rise will look like!

The building is to be built on the South East corner of St. Clair and Bathurst.  I haven’t seen any City applications detailing heights, so it’s still hard to say for sure how tall the building will be.  It looks like at least 20 + from a rough count of balconies in the rendering.

Rise Condos
I think the design fits well with the area… what I particularly like is how the building juts out on the North West corner. Something also has to be said about the balconies!  Those large looking spaces should offer phenomenal city views, especially to the south!

ReserveHave you ever wondered what they’re building at St. Clair and Bathurst?  I have! I drive through the intersection several times a week and was curious to see what’s happening with the construction at the corner.  So I did what I always do… a little online and onstreet research!

Reserve Properties (think Motif Lofts on Ossington) purchased the parcel of land (1451 Bathurst St) and have plans of building a condo on the South East corner!

As of writing the post, no City applications were filed so it’s hard to say for certain how tall the building will be.  I’ve heard everything from 10 to 29 storeys and am hoping for the later. Just think of how awesome the views will be atop Bathurst St. looking down at the City skyline and lake below!  It’ll make it the closest condo to the St. Clair West subway station and literally steps to the Loblaws Super Store!

As you can see from the above photo (and snapped from my local Starbucks, diagonal to the building) half of the corner has hording up, and a few of the units even got a new coat of grey paint over the old brick. If I was a gambling man, I’d bet that work behind the wall is for a sales centre… which means this project may be launching sooner than everyone thinks.

Officially no projects details are known, but according to a few people I spoke with, the project will be called Rise Condos and developed by Reserve Properties.  This strip of St. Clair is really starting to take off, from 530 St. Clair to the Rushton a lot of people have been contacting me to live in the area.  I expect this development to be no different! A few posts back, I wrote about how much I liked the 500 and 530 St. Clair project… now that a Starbucks opened up on the main level of 500, add another reason!  I actually don’t drink coffee (per-say) but I do love their green tea and the occasional moca-frappucino!

So why is a Starbucks such a big deal??? After all, it’s just another coffee shop right?  Well yes, but Starbucks doesn’t just open a place on any corner.  It’s not very often you see a Starbucks close down, and I believe it’s because of all the research and surveying that’s done before one actually opens. I was prepared to write a whole post on the “Starbuck Effect” and the type of positive changes that one brings to an area….BUT another blogger beat me too it!  Instead of rewriting what he’s already written, I encourage you to check out David Fleming’s post entitled “The Starbucks Effect“ He pretty much sums up all the areas that have benefitted from having the popular coffee shop open up in their area!

I firmly believe that the strip of St. Clair (From Bathurst to Oakwood) will be seeing positive changes in the coming years.  It already has streetcar AND subway access, not to mention the massive Loblaw’s for shopping, and Cedervale Park for leisure.  With big name chains like Starbucks moving in, it’s only a matter of time before others set up shop!  Local residential hot spot “Ferro” also looked like it was expanding its space in anticipation for more business along the strip!

Property values aside, there is another reason why this particular store deserves attention.  It’s the first (at least to my knowledge) Starbucks in Toronto that was built to LEED standards!   LEED is an internationally recognized green building certification system, and a system that more and more Toronto developers trying to incorporate into their buildings.  Though ordering your moca-froca-whatever from a LEED Certifies Starbucks won’t taste and different than any other Starbucks… It is good to see the massive coffee chain reducing their environmental footprint through energy and water conservation, recycling and green construction.

Drop in to the new Starbucks; it has a very loft-like look to it with a decent combination of wood and concrete finishes!
