Art Condos

We all know the importance of having concentration and focus while driving…but with all the cranes and holes popping up in the City, it’s often tempting to get distracted!

As was the case on drive down Dovercourt the other day.  Just as the road merges into Sudbury St, sits a half empty hole that get’s bigger by the day!  My curiosity got the better of me as I pulled over to snap a few shots of the excavation at the Art Condos construction site.  They’ve been diligently working away for since the start of they year, first demolishing the building, then shoring and now excavating.

A trend is starting to form for boutique style condos going up in West Queen West.  Art along with 2 Gladstone both experienced great launches and because of this, can expect pretty accurate build times. Projects like these make the preconstruction process even more enjoyable for purchasers because they can plan their move times with more accuracy! For those who looking to buy in either building, units are still available!

Leave it up to the good folks at ART Condos to come up with this smart purchasing incentive!  Not only is parking available for every suite purchaser…it’s also available with a SMART Car!  As mentioned in their latest blog post:

“Any purchaser who buys a unit at ART has the option of buying a car parking space for a fee of $3o,000. We are giving another option however. Instead of purchasing a space for $30,000, you can pay the same amount to get HALF a space, and a brand spanking new Smart Car.”

I like this idea for a few reasons…For starters, if you’re currently paying lease payments on your car, chances are you’ll qualify for less when applying for a mortgage.  Under this incentive, you can get rid of the clunker, qualify for more condo AND get a new car out of it!  Toronto isn’t getting any smaller so as traffic becomes even more busy, you can zoom around in this compact car while reducing you carbon footprint (compared to bigger cars). Most first time purchasers often debate between buying a new car or putting the amount towards the down payment of a place… with ART Condos latest incentive, you can do both!

It looks like we’re getting closer and closer to the launch of ART Condos – a boutique atmosphere in the Studio District with only 147 suites!  The 11 story building will be made up of studios from 460 sqf to 2 bedroom units (with den) at 1290 sqf. The spacious unit will also feature a 960 sq f terrace on the 9th floor.  My personal pick is the two level suites that will have living, office, dining and kitchen on the first level with 2 bedrooms and laundry on the second!  Units will have 9ft ceilings and many include terraces or balconies.  In keeping with the culture, floor plans include long hallways allowing residents to show off their own collections of art in their units.

Amenities will include a resident lounge with fireplace, bar, and catering kitchen.  There will be an outdoor terrace with BBQ’s, a fire pit, built in banquets and a hot tub! I can’t wait to see what the interiors will look like…when you hire a team on 3RD UNCLE DESIGN; you know you’re in for a treat!

There’s nothing I dislike more then when condos are designed to look like night clubs.  Very quickly you get the Vegas effect (you want to leave after 4 days).  This condo is the exact opposite, embracing the area and celebrating its creative side. One article I read mentioned the main floor having live/work units which are sure to attract purchasers looking to make the most out of the Queen West location!

Prices and a launch date the next two strokes to complete the “ART Condo” painting, but until then check out their updated website with floor plans, a map of the area and an art gallery.  It’s going to be a great addition and an interesting mix of business and art!  Send me an email if you’d like further updates on the project.

ART condos, as I blogged about before the holidays, is looking like the first pre construction condo to launch in 2010. The more I research this one, the better it gets! Art Condos on Dovercourt

Art Condos, in the trendy Studio District is the first pre construction project I’m spotlighting in my look at 2010 condo releases! The Queen West strip has had a busy run the past few years, attracting the artistic and creative to such projects as Westside Gallery Lofts, The Bohemian Embassy and, 2 Gladstone. The area is a hotbed for artists and with this, it’s attracted quite the night life at places like The Gladstone, The Drake Hotel and The Social to name a few.

The newest addition to the area is Art Condos by Triangle West Developments. Tucked away from the lively Queen St., this project can be found midway down Dovercourt just before Sudbury St. In keeping with the heights of other buildings in the area, Art will be an 11 story boutique style building with under 150 units. What draws me to this one is having 3rd Uncle Design on board for the interior designs. You may not know recognize the name, but if you’ve ever been to The Drake Hotel, you’ve seen their work!

I was intrigued by the registration forms on their website. They have a section asking the public “which of the following amenities would you prefer in your condominium?” The choices range from standard, Party/Meeting rooms… to the less seen: Art Studio Space, Outdoor Movie Screen and even a Pet Spa! I really like this approach as it gives the consumer an opinion to what they’d like to see in a future place of residence. It’s definitely going to be interesting to see what comes of it!
