8 GladstoneIt was one of those weeks that took me all over the City…from River City in the Queen East area to 8 Gladstone in the West! As per my usual shutterbug ways, I stopped at each project to take a few photos of the progress.  It was interesting to see the progress 8 Gladstone has made in a mere 7 months.  The existing structures have been demolished to make way for the new TACT designed building!  Enjoy some more photos of progress below…

8 Gladstone

By now, I’ve easily written close to a thousand words about the 8 Gladstone Lofts…but as the saying goes “a picture says more”.

Armed with my iPhone camera, I stopped by the 8 Gladstone Sales Centre to check out their hip new hub!  Located at 1230 Queen St West, the sales centre is a complete transformation from the old warehouse that once sat on the property.  Black walls, high cielings, and accents of bright pink are the first things I noticed.  After signing in, I was given a tour of the sales centre starting with the model unit!

The loft is a replica of the 605 Sq.Ft. layout pictured below!

The first thing that caught my eyes were the large 24”x24” procelin tiles…it came as a welcomed surprise from the typical engineering laminate seen in most sales centres these days.  This floor plan in particular unit has the split bathroom, with the toilet and sink on one side and the shower with a 5 foot vanity on the other!

I often prefer walking into a dedicated foyer first instead of a kitchen or busy living space. Something about the division of space makes the floorplan feel bigger.  Shortly past the enterance is a laundry room deep enough to store your cleaning products…with some room to spare for a broom and mop!

A “pegged” art piece was put up along the wall that leads guests into the living/dinning/sleeping areas.  I’m sure any true Queen West dweller will have no shortage of ideas for the blank canvas of a wall! Read the rest of this entry »

Looking for more space?  Try looking up at 8 Gladstones Penthouse release!

Taking up the top two floors of the 8 storey building, only 9 of the lofts will be built. Spaces range in size from 705 sq. ft. to 1212 sq.ft with terraces from 105 sq. ft. to 1,176 sq. ft (almost the same amount of outside space as there is inside). Each resident will have their own private gas hookup for BBQing. The lofts will have exposed concrete cielings and columns with 10ft high cielings on the main penthouse level (living/dining/kitchen) and 9 ft. on the upper level (bathrooms/bedrooms/den).

Connecting the two level will be a modern mix of glass and metal staircases.  Some lofts will even have skylights in the bedrooms!

8 Gladstone Summary

On Monday, Streetcar Developments had an info session at the Gladstone Hotel for real estate community to get it’s first hand look at 8 Gladstone.  For the past few weeks i’ve been spotlighting different pieces of the development on the blog, but was missing one vital part… price!

Prices for the first 6 floors start from $249,900 and up to $489,000.  There are NO studio apartments at 8 Gladstone and even the smallest unit (at 471 sqf) comes with a separate bedroom! Over 30 of the 86 units are priced under $300,000 and many of these also come with a balcony or terrace! For units larger than 577 sqf. parking is availabable at a cost of $30,000. Storage lockers are $5,000 and bike lockers are $2,000.  Deposits are 15% over 180 days with a further 5% due on occupancy!  Maintenence is estimated to be $0.515 psf per month, with hydro individually metered.

There will be very few amenities in the building, basically a gym, lobby and pet spa (room to wash down your dog).  In intimate projects like this, it’s better to have less amenities as unit owners would have a larger share of monthly expenses to pay for in comparison to a larger residential tower…. Besides, if you live here you’re right smack in the middle of Queen West and Parkdale! Don’t know what that means?  Check out this short video I made of the area:

Bedrooms with sliding doors will have frosted glass, and floors will be covered with modular, low VOC broadloom tiles (made from recycled materials). SYNC Lofts

Streetcar Developments has been really “digging” the City as of late with over 4 projects under construction… and a new one coming soon!  Corktown Phase 2 and 2 Gladstone are the closest to completion, with Trinity and SYNC lofts not to far behind.  On a recent trip to Queen East, I stopped by the site and took a few photos of the shoring and excavation going on at SYNC lofts…check more pics below!

Last week I got an early peek at what 8 Gladstone will look like from the outside…This week it’s the insides!

I sat down with the Streetcar sales team to get a first had look at floorplans, finishes and more. To be brutally honest, when I first heard about plans for 8 Gladstone, I thought it would be nothing more than a “copy and paste” version of 2 Gladstone…thankfully, I was wrong…soooo wrong!

The tone of the project is modern finishes in lofty spaces! Starting from the bottom, there’ll be a large laneway between the two buildings for cars to access the parking garage. The main level will consist of commercial space and a lobby. The building will have 9ft ceiling lofts from the 2nd to 6th floor.  11 different layouts (actually more but they’re the same space, just with flipped versions) will be available on these floors starting in size from 471 square feet. Prices will start in mid 200′s. (Although not official, I expect prices to range from$500-$550 per square foot).

Sitting a top of 8 Gladstone will be two levels of Penthouse lofts!  These lofts will have 10 ft. ceilings on the main level with 9 ft. heights on the second.  They’ll all have huge terraces with natural gas hookups…Queen West BBQ time!! The penthouses range in size from 705 square feet (two bedroom) to over 1,200 square feet.  My favorite of these layouts is the north east unit… it features a terrace with almost as much space outside as there is inside! 8 Gladstone

The second rendering of the week is brought to you by the letter “S” and the number “8″… “S” being for Streetcar Developments and “8″ being for 8 Gladstone!

The homies at BuzzBuzzHome first tweeted the rendering, sending the online world buzzing for info.  8 Gladstone will be larger than it’s neighbour and close relative 2 Gladstone (also built by Streetcar Developments).  It’s similar in design, with the exception of what looks like 2 story penthouses.  I’m only going off the renderings, so clarification is still needed! It also looks like most units will have access to outside space either by way of balcony or terrace.

Only 86 units will be available, with sales starting shortly!  I should have more info on specific details by mid next week.  If you’d like to be notified further on when sales will be starting at 8 Gladstone, send me some details in the form below! Read the rest of this entry »
