
*warning* I’m going all real estate on this one!
Whenever I write a contract with a buyer on a property, I, along with most other agents insert a clause that allows the buyer to return to the home before closing for: the purpose of measurements AND quotations!
Pretty simple right? Apparently not!
I’ll admit, the wording is pretty vague and as the standard clause stands, there is a lot of room for interpretation. As a general rule, I book the buyer visits within a 1 hour window…and I give the seller at least 48 hours notice (actually 72 hours notice for my latest deals). I do this because I understand the seller has a million other things on their mind and usually has the boxes all over the place as they prepare for the move. This gives them ample notice to be somewhat organized before the visit.
That being said, the whole purpose of the visit is to take measurements AND get quotations. Unless stated in the clause, you shouldn’t be bringing a whole gang of friends or family along. Do this before hand, besides, that’s why we have house warming parties!!
Even though we have contacts, clauses and conditions…things change, its part of the process. Have your agent communicate with the other side that plans have changed. Most people are pretty flexible once the situation is explained and they’re made aware.
In summary
1. If you want friends/families opinion on your dream home…do it before you negotiate an offer.
2. Give your Buyer Sales Rep a heads if your second visit will be for anything ABOVE AND BEYOND the standard clause i.e. measuring and quotations.
3. If you skip step 2, be up front and let them know that Ma, Pa and the rest of the gang will be coming along. No one likes surprises :)
Buying a home is an exciting time, and it’s natural to want to show off your future beauty-of-a-home. Just me mindful of the contract and adjust it if necessary. Happy Home Buying!!
