Exclusive Access to MYC Condos South Facing Units

After last year’s setbacks, Cresford is back on the Merton and Yonge block and pushing full steam ahead to launch their 25 story glass tower in midtown Toronto! Designed by Peter Clews (think Radio City, Mozo, and 18 Yorkville to name a few) the tower will be a welcoming addition to the Davisville area!

MYC will feature units ranging in size from one bedrooms (519 sqf) to 2 bedroom + den (1094 sqf). At the base of the building will be a 5 story podium with slightly larger units, one bedrooms from 592 sqf to 2 bedroom + den at 1256 sqf. MYC will also have a selection of 2 story town homes with 2 bedrooms at minimum that range in size from 930 sqf – 1462 sqf.

With condo’s I’m always asked “which units will offer the best views?” For the downtown projects it’s most often the south for its lake views! Unfortunately there isn’t much lake in midtown Toronto BUT there still is a big advantage to living in a South facing unit at MYC!

Units with South exposures will overlook the Mount Pleasant Cemetery. The cemetery dates back from 1876 and was designed as an arboretum (tree museum in simple terms) for the public to enjoy. The changing of the leaves from season to season not only provides a breathtaking act of nature but also a quite oasis in the heart of Toronto!

My company’s reputation with the builder has resulted in exclusive access to a variety of south facing units that’ll only be available to our Brokerage! There are 4 different plans to choose from, ranging from 1+ den to 2 bedrooms with wrap around balconies.

As with all preconstruction deals…time is of the essence! There are only 28 of these south facing units and they’ll only be held until Thursday March 4th! You have every right in the world to think I’m loosing my marbles, based on the above photo! Although I can assure you I’m not… I definitely need a bit of a break! For those who’ve worked with me in the past, the photo shouldn’t shock you (k maybe a bit). There’s 3 things i like to incorporate into my business: Knowledge, Passion and a bit of fun!

I’ll be down south for the week refreshing the mind and working on bettering the business. I’ve decided to leave all tech gadgets in Toronto so I’ll be completely out of the loop in regards to checking and responding to messages. You can call me at the office and the front desk will put you in contact with a colleague who is watching the business in my absence!

…I hope to get some inspiration from a few books I’ll be bringing with me, in specific: What the Dog saw by Malcom Gladwell and The Four Seasons by Isadore Sharp!

Buy Art. Help Haiti!

Yes, it’s that simple! Nuwan Fonseka, a Toronto-based mix media artist, reached out to support the group by donating the proceeds from his art to the cause. As I mentioned in a previous post, I too am supporting the Toronto Works for Haiti group by donating a portion of my commission as follows: From January 18 to February 28th 2010 for every $1000 dollars I help buy or sell in resale real estate, 1$ will be donated to one of the 3 charities. The group now has 28 volunteers all doing there share to contribute to the relief efforts.

It’s truly a win-win situation as you (the buyer) get to dress your condo walls in vibrant abstract art while supporting the relief effort in Haiti! Floor Plans and Prices at SYNC Lofts

Here’s a change…some “Streetcar” related news that DOES’NT involve a City Councillor!

Streetcar Developments have released more details on its SYNC Loft project. The 8 story building will house 98 units featuring 9 foot smooth finish ceilings, barn-style doors to bedrooms, contemporary kitchens with stainless steel appliances and modern spa bathrooms… to name a few

…and then there the tech-friendly features! Units will have built-in iPod docking stations that will be connected to prewired surface mounted speakers in the living room, bedroom, and bathroom. The rooftop gym will include a media wall and wireless internet connectivity. There will even be something for the animal lovers out there… a Pet Spa for washing and grooming on the main level!

I’ve been invited to the broker’s preview which also entitles clients to preview pricing! Prices start in the mid $420’s per square foot, with such few units for sale it’s sure to sell out quick. The floor plans are very workable, especially the one beds plus den! Many feature balconies or large terraces (4th and 5th floor units).

Similar to other projects, they’ll be accepting work sheet until this Saturday (February 13th 2010) and signing agreements of purchase and sale on Tuesday (February 16th 2010). SYNC Lofts at 630 Queen St East

The same people, who brought 2 Gladstone to Queen West, are doing it again… But this time it’s on the other side of town! In the heart of Riverside Village at 630 Queen St E and minutes from the Distillery District and Corktown is where you’ll find Streetcar Developments newest loft called SYNC!

It looks to be an intimate 8 story building with an industrial, yet modern facade. The lofts will have pre-wired speakers, internet connectivity, HDTV (hence the word SYNC) and smooth 9ft ceilings! Streetcar is no stranger to the East end of Queen, having built EDGE Lofts and currently working on their Corktown District phases a few blocks West.

The area is becoming increasingly popular with projects like River City, the 80-acre West Don Lands Revitalization and the 2015 Pan American Village all being developed a few blocks away!

ART Condo Releases Floor Plans

It looks like we’re getting closer and closer to the launch of ART Condos – a boutique atmosphere in the Studio District with only 147 suites! The 11 story building will be made up of studios from 460 sqf to 2 bedroom units (with den) at 1290 sqf. The spacious unit will also feature a 960 sq f terrace on the 9th floor. My personal pick is the two level suites that will have living, office, dining and kitchen on the first level with 2 bedrooms and laundry on the second! Units will have 9ft ceilings and many include terraces or balconies. In keeping with the culture, floor plans include long hallways allowing residents to show off their own collections of art in their units.

Amenities will include a resident lounge with fireplace, bar, and catering kitchen. There will be an outdoor terrace with BBQ’s, a fire pit, built in banquets and a hot tub! I can’t wait to see what the interiors will look like…when you hire a team on 3RD UNCLE DESIGN; you know you’re in for a treat!

There’s nothing I dislike more then when condos are designed to look like night clubs. Very quickly you get the Vegas effect (you want to leave after 4 days). This condo is the exact opposite, embracing the area and celebrating its creative side. One article I read mentioned the main floor having live/work units which are sure to attract purchasers looking to make the most out of the Queen West location!

Prices and a launch date the next two strokes to complete the “ART Condo” painting, but until then check out their updated website with floor plans, a map of the area and an art gallery.
